The block, located right next to Independence Square, is one of the few areas of such scale in the vicinity of Laisvės Avenue. The City Council has included the objects located there in the List of Real Estate and other Real Estate Items for Sale.

The municipality took the initiative to revive the mentioned complex almost a year and a half ago, after the Kaunas Hospital Center branch of the Lithuanian University of Health Sciences (LSMU) moved to new treatment facilities in Šilainiai, built and equipped with city funds.
„Unity Square, Students’ Square, Laisvės Avenue and its approaches are buzzing with people. We will strive for the same next to Independence Square – in the former LSMU Kaunas Hospital complex between Laisvės Avenue and Vytautas Avenue.
The block in the center must not decay, remain closed and unused. It is planned to be sold at a public auction and activated. Developers and independent experts agreed that there is a lot of potential for this. They see spaces here for hotels, restaurants, commercial premises and other activities and services attractive to city residents,” says city mayor Visvaldas Matijošaitis.
All property belonging to Kaunas City Municipality is sold by public auction, using the state electronic bidding system: evarzytynes.lt. This platform is accessible to everyone and ensures a transparent sales process, and the property is purchased at the highest offered price.
Preparing for sale
Further adaptation of the block for municipal functions would require significant investments and would not be rational from an economic point of view. Based on these circumstances, the conclusions prepared in the feasibility study recommend the sale of the entire complex as the optimal solution.
„A while ago, we invited all developers for an open discussion, discussing how this territory could be renewed. After discussing all relevant issues, we embarked on time-consuming planning procedures. We have a vision, a detailed plan, so now an auction awaits, which will be carried out in accordance with the law.
Step by step, we are approaching the conversion of this complex. All necessary documents for the implementation of the property sale procedure will be prepared next,” assures Gedeminas Barčauskas, Chief Architect of Kaunas Municipality.

The 1.7 ha territory planned for sale includes a hospital, polyclinic, administrative and utility buildings, a transformer station, garages, a basement, yard structures, and a residential house.
Kaunas Municipality, by creating attractive conditions for investors in the auction, will also provide a certain guarantee to the city – a business commitment not to turn the territory into a “ghost”.
Huge potential
The conversion of the former Kaunas Hospital complex, alongside the managed Vytautas Park and Žaliakalnis infrastructure, would be among the most important changes in the city center. The territory connecting Laisvės Avenue, Independence Square, and Vytautas Avenue undoubtedly has the potential to become a focal point and strengthen Kaunas’s tourism and business positions.
According to the prepared territory development concept, the former Kaunas Hospital territory is planned to be transformed into a multifunctional city block. It could include residential, commercial, public, and common use spaces.
The development is focused on the harmonious integration of the territory and the urban structure of Naujamiestis, restoring perimeter development, forming high-quality public spaces, and creating conditions for private investments.
The municipal administration will inform separately about the conditions and preliminary dates of the upcoming auction.
