According to the commercial real estate agency “Office Hunters,” excluding transactions of exceptional scale, the most popular office spaces in Vilnius’s A-class office market remain those ranging from 200 to 600 sq. m. They are most actively sought by companies in financial services, e-commerce, IT, and technology sectors.

When choosing an office, they value not only how many workstations can be set up. Important factors include the quality of the premises, accessibility, building infrastructure, and surrounding services.
“A company choosing a smaller space does not necessarily have lower expectations. Such teams want to make the most of every square meter of their office. Therefore, it is especially important for them what additional benefits the entire building provides,” says Sandra Jovaišaitė, founder of “Office Hunters.”
Advantages of A-class for smaller teams
For a smaller team, not only a private office of the right size is important. They also need space for larger meetings, collaborative work, and informal communication. Often, they want to feel part of a larger business community.
This need is reflected in the 2026 “Gensler” global workplace survey. More than 16,400 people working in offices from 16 countries participated. 65% of respondents would like more opportunities in their future work to exchange ideas and strengthen team cohesion.

Currently, “Sąvaržėlė” offers offices of various sizes – from 150 sq. m to larger spaces of about 2,000 sq. m. The area of the premises can be adapted according to the company’s and its team’s needs. The ratio of workstations, meeting rooms, and relaxation zones can be adjusted to the team size and work model.
“One company may prioritize having more individual workstations, another – several meeting rooms or a space for collaborative work. The ability to adapt the office to the team’s actual daily needs is no less important than its size. A company should assess which additional premises it will need to set up and maintain itself and which facilities it will get together with the entire building. A well-designed smaller office in an A-class business center can sometimes meet more needs than larger but isolated premises,” says S. Jovaišaitė.
Private company offices in “Sąvaržėlė” on Konstitucijos Ave are complemented by common building spaces. The business center has a conference hall accommodating up to 130 people, which can be divided into two smaller rooms if needed. It can host meetings, training sessions, or gather the entire team in one place, even though such a large space is not available in the company’s own office.



As the list of tenants grows, community events are planned at “Sąvaržėlė.” The daily lunch restaurant “Lumo” and the “Julius Meinl” café already operate here. So colleagues can meet not only at the work desk.
Architecture that extends into the city
“Sąvaržėlė” was designed together with the Lithuanian architectural studio “Unitectus” by the British studio RSHP, founded by the legendary architect Richard Rogers. This is their first project in the Baltic States.

“The building is defined not only by its architecture but also by the life happening around it. When creating ‘Sąvaržėlė,’ we wanted the work environment to extend into the city – to be open to people, encourage collaboration, and provide Vilnius with new public spaces. The building stands between the historic center and the business district, so its architecture connects these two city identities,” says RSHP associate director and project manager Jack Evans-Newton.

Two building wings are connected by a glazed atrium about 120 meters long. It houses panoramic elevators, open stairs, and greenery rising through several floors. The atrium is the main building space and meeting place.









Comfort lies in invisible solutions too
Good well-being in the office is often determined by things employees do not think about daily. In “Sąvaržėlė,” workstations can be set up no further than six meters from the facade. This allows more natural light into the offices and offers city views through the windows.
The double facade helps control sunlight, heat, and external noise. The premises have beam cooling installed, which helps maintain a comfortable temperature without strong air drafts.
The business center meets the A++ energy efficiency class. It has also been awarded the highest BREEAM rating “Outstanding.” The building assessment considered not only energy efficiency but also solutions important for people’s health, well-being, and daily comfort.
The business center on Konstitucijos Avenue is conveniently accessible by public and private transport. Two underground floors provide 346 parking spaces, 70 of which are for electric vehicles.

Safe storage and charging places are provided for those arriving by bicycles or scooters. The underground floor has showers, changing rooms, and lockers.
Working in the center allows easily changing the daily rhythm. The White Bridge spaces and the Neris riverbank are reachable from “Sąvaržėlė” within a five-minute walk. In the warm season, one can spend lunch breaks there, take a walk, or have a short conversation.
According to S. Jovaišaitė, numbers help compare different office offers. However, the final decision is often influenced by the feeling created by the business center’s common areas and premises and the comfort provided to employees or clients.
