Thermos house with a rock inside
The property purchased by Irena has almost 200 years of history and is built right on a rock. According to the owner, the biggest advantage of such real estate is the unique microclimate. In summer, the rooms are cool, and in winter – warm; to the naked eye, the building acts like a thermos.
It is this authenticity that most attracts tourists to the small towns of the Italian provinces. In Irena’s house, the corridors resemble cave passages, and in one of the rooms, natural rock replaces a real wall.
Geometry nightmare and huge expenses
Although living in such a historic house sounds romantic, the reality on the construction site turned into a serious challenge.
The irregularities and distortions of the ancient architectural walls greatly complicate any finishing work.
Standard construction solutions simply do not work here – each stage of restoration must be individually adapted to the unique deformations of the building, which drastically increases the cost of craftsmen’s services and materials.
This is only a small part of what has to be paid later.
Interestingly, about 12 families from Irena’s hometown of Lutsk decided to participate in this Italian program. They also purchased similar properties for a symbolic price, and the highest purchase amount (including paperwork) reached 40 thousand euros.

However, as Irena’s own experience shows, this is only a small part of what has to be paid later.
Internet users’ reactions: from skepticism to practical advice
This story sparked heated discussions on social networks. Some commentators did not hide their skepticism:
“My God, it was already clear that they sell for 1 euro only because the renovation is fabulously expensive,” wrote one internet user.
Others supported the woman’s courage, wishing patience and health to finish the started work.
Such a property can later be sold for a very high price.
Some “TikTok” users shared very practical advice for the future.
According to them, if there is at least minimal infrastructure nearby (a school, store, or market no more than 20 kilometers away) or if the owner has a stable remote job, investing in such a house is worth it.
After quality renovation and finding buyers from the USA or the United Kingdom without the help of local Italian real estate agents, such a property can later be sold for a very high price.
