At Brastos St. 20E, a six-story A++ energy efficiency class building “Šviesa” will feature 24 two- to four-room apartments ranging from 47 to 122 square meters. Their prices with partial finishing will start from 4176 euros per square meter, and the building is planned to be completed in September 2027.

Under the “Šviesa” building, a 49-space parking lot will be installed, including a shelter for residents. On the first floor, three commercial premises are planned. The largest, 95 square meters, will stand out with curved display windows and views of the Neris River and Kaunas Castle.

Sales are also starting for the already under-construction five-story “Aušra” building at Brastos St. 20D. It will have 35 two- to four-room apartments ranging from 48 to 84 square meters, with prices with partial finishing starting from 3513 euros per square meter. The A++ energy efficiency class building is also planned to be completed in September 2027, with 39 underground parking spaces below it.
Both buildings are being developed in cooperation with the “Usaldusfond EfTEN Special Opportunities Fund” managed by “EfTEN Capital.” Financing for further development of the quarter was provided by the bank “Luminor.”
More attention to space and comfort
Both new buildings continue the architectural direction of this “Piliamiestis” phase – their architecture was created by “JP Architektūra,” with “Viltekta” as the general designer. Spacious staircases are planned in the buildings, with much attention given to the interior of common areas, and large balconies and terraces are being designed.

The “Šviesa” apartments will be fitted with large wooden windows clad with aluminum on the outside, while “Aušra” will have high-quality plastic windows. Both buildings will have individually controlled underfloor heating, and a mechanical ventilation system with individual recuperators will also be installed.
The apartments will be sold with partial finishing PLUS: installed interior partitions, electrical installation up to designated points, water supply and sewage inlets, and a mounted recuperation device.
The inner courtyards will be intended for residents’ relaxation – they will include children’s play and quiet areas, with much attention given to landscaping and further embankment maintenance.
In addition to the 59 new “Šviesa” and “Aušra” apartments introduced to the market, buyers can currently choose from 62 unsold apartments in the previously introduced “Nevėžis,” “Nemunėlis,” “Spindulys,” and “Rytmetis” buildings. In the newly built “Nevėžis” building, 83% of the apartments have been sold, and in the still under construction “Nemunėlis,” “Spindulys,” and “Rytmetis” buildings – 55%.
