Sendvaris Manor, located next to the busy Mokyklos Street and near the Tilžė market, has changed beyond recognition. The manor house building standing by the street was reconstructed earlier, and now the entire area, covering more than 1 hectare, is being developed.

The historic manor’s utility buildings, which in recent decades had turned into warehouses, service shops, and were quite neglected, have been reconstructed. Also, five modern buildings were constructed roughly in the places marked on historic maps as having once had buildings.
As Karolis Jaseliūnas, the development director of the company “Augama,” explained, when the complex was acquired, the buildings recognized as heritage values by preservationists did not resemble protected ones at all. There were service shops and warehouses operating here, and their reconstruction was complicated, requiring a lot of time and effort to preserve the authentic masonry and wood.
“Now in this building, we have a bakery, a restaurant, a chocolate shop, a clothing boutique, and offices on the second floor,” listed K. Jaseliūnas.
In total, about 10,000 square meters of space have been developed in the complex. It is all intended for business, and almost 90% is already rented out. It is estimated that about 20 million euros have been invested in the Sendvaris complex over five years.
The company “Augama” is owned by the married couple Jūratė and Laisvydas Kazbaraičiai.
The development of the complex was handled by two architectural firms: the buildings were designed by “Uostamiesčio projektas,” and the interiors by “Dopro architektai.”
About 70 companies will be located in the complex. Most of them have been operating for several months, the townspeople have come to like the restaurants here, but the opening was held only on Thursday. During the celebrations, a monument was unveiled – a winged horse sculpture created by sculptor Martynas Gaubas. It is located near the fountain.
