Real estate broker Natalija Martinavičienė says that the priorities of top-class home buyers have noticeably changed over the past year, according to a press release.
“Previously, prestige was more often associated with living in the city center, the Old Town, or an exclusive city district. Today, more and more people value privacy, space, and the opportunity to be closer to nature every day, especially if the city center is reachable in just twenty minutes. For buyers of such properties, not only the house size or interior matters, but also the quality of life,” says N. Martinavičienė.
According to her, homes with private waterfronts in Kaunas are very rare. Although the city has many bodies of water, there are very few offers on the market where one could have private access to the water and live within city limits at the same time.
Instead of the Old Town – a private beach
Buyers in the luxury segment, according to N. Martinavičienė, increasingly look not for a prestigious address but for the opportunity to escape the city hustle. Especially valued are the last plots on streets, gated areas, nature views, and proximity to water.
“People want to wake up in the morning seeing the water, have dinner on the terrace without neighbors’ eyes, and have the opportunity to relax on their own property. Such features today often become more important than the distance to the city center,” says the broker.
According to her, it is precisely privacy and an exclusive location that usually determine the largest part of such properties’ value. The house architecture, interior, or technological solutions are important, but more of those can be found on the market. Meanwhile, the number of waterfront plots is limited.

“It is also important that this part of Kaunas is rapidly changing. Infrastructure is being improved, roads are being renovated, and the nearby water amusement park creates additional value. Therefore, buyers see not only the current uniqueness of the property but also the potential of the area in the future,” says N. Martinavičienė.
Is it possible to live like in a resort in Kaunas?
“Luxury homes with saunas, SPA areas, geothermal heating, solar panels, and large terraces are no longer exceptions but a new standard in the top-class segment today. However, properties by the water remain special,” notes N. Martinavičienė.
According to her, the house has not only a private waterfront but also a formed beach, a relaxation zone, panoramic views of the water body, and a project for an additional guest house.
“Such opportunities are more often associated with resorts than with big cities. We increasingly hear buyers saying that they no longer want to wait for vacations. They want to live every day as people do in holiday places. Therefore, there is a need to have nature, water, privacy, and all comfort services in one place. This is one of the most prominent current trends in the luxury housing market,” says N. Martinavičienė.
