According to the data available on the platform “Aruodas.lt,” the most expensive deal in August was an apartment in Vilnius Old Town, Žiupronių Street, which cost 2 million euros. It was twice as expensive as the most expensive house sold in August, for which exactly 1 million euros was paid.
“Last month, we recorded individual but impressive value deals. Vilnius stands out in particular – in August, three apartment deals exceeded the one million euro mark. It is also important to emphasize that such deals do not reflect the entire market – these are exceptional properties in exceptional locations,” says Dovilė Ramoškaitė, head of the “Aruodas.lt” platform.
She notes that Klaipėda also stood out alongside Vilnius. Here, a 51 sq. m apartment built in 2025 was sold for 727 thousand euros, meaning its square meter cost as much as 14.2 thousand euros. It is also interesting that 2 of the 3 most expensive houses sold in August are also located in the port city.
Market activity decreased, prices increased
In August, compared to July, apartment sales decreased by 5% – to 3336, and house sales by 2.6% – to 1372.
“August was not a record month nationwide, but different dynamics were recorded in individual cities. For example, this August was the best in many years in Šiauliai, better results were recorded in Vilnius only in the pre-pandemic year 2019, while in Kaunas it was one of the weaker months, although July was very intense here,” comments the head of the “Aruodas.lt” platform on the results.

According to her, sales growth can be expected this autumn because historically the most apartments are sold in autumn and spring, while activity decreases in winter and summer.
Although market activity was lower in August, data from the “Aruodas.lt” platform shows that the prices of apartments on offer slightly increased. Among the big cities, prices slightly decreased only in Panevėžys – to 1797 euros per sq. m (in July it was 1819 euros). In Vilnius, the average price per sq. m of an apartment sold on the “Aruodas.lt” platform was 4380 euros, in Kaunas 3064 euros, in Klaipėda 2854 euros, and in Šiauliai 1863 euros.
High prices continue to stand out for apartments in seaside resorts – in Palanga they reach the level of Vilnius (4353 euros per sq. m), while Neringa remains the most expensive – on average 7181 euros per sq. m.
