Having obtained a building permit, “Homa” will continue the implementation of an architecturally and urbanistically cohesive quarter on the plots at Mozūriškių St. 6 and Mozūriškių St. 8, in a newly formed district between the wooded Buivydiškiai ponds and the western bypass of Vilnius. The company will invest about 30 million euros in the second phase of “Niro,” so the developer’s total investment in the entire quarter will amount to about 40 million euros.

Alongside the already rising first phase of the “Niro” quarter with 83 apartments, “Homa” immediately begins construction of three apartment buildings in the second phase with 99 apartments and 3 administrative premises. A little later, construction of another four apartment buildings with 130 apartments and four administrative premises will begin. Thus, in the second phase of “Niro,” a total of 229 apartments will be built by the end of next year, and the total number of apartments in both phases of the quarter will reach 312.
Eglė Krengauskė, head of marketing at “Homa Group,” says that the new phase of “Niro” was eagerly awaited by Vilnius residents themselves, who bought out all the one- and four-room apartments in the first phase of the project within six months. In total, more than 75% of the apartments in that phase have already been sold or reserved.
As in the first phase, “Niro” offers one- and one-and-a-half-room apartments that investors are interested in, two-room apartments larger than the market average with an area of 39-51 sq. m, as well as a variety of three-room apartments relevant for families – ranging from 50 to 70 sq. m.
All ground-floor apartments in the project will have private spacious terraces of up to 1.5 ares, while residents of the upper floors will enjoy spacious balconies. The second phase includes apartments with roof terraces. The entire quarter is designed with a spacious underground parking lot with storage rooms and bicycle storage facilities.

For “Niro” residents, community spaces are planned in the inner courtyard: playgrounds adapted for children of various ages, active leisure areas with exercise equipment, and various zones for socializing, entertainment, and relaxation. The project will stand out in the neighborhood with a closed, secure inner courtyard with controlled access and durable facades mostly made of clinker. For pet owners, “Niro” provides not only drinking fountains in the yard but also a space to wash paws in the underground garage.
The 100% completion of the first phase of “Niro,” currently under construction, is expected in the first quarter of 2027. Construction of the second phase will begin immediately, with completion planned by the end of 2027.
In the second phase of “Niro,” the developer will offer apartments starting from 3312 euros per sq. m, with the average price per square meter being about 3750 euros/sq. m.
